Text messages
Residents of properties managed by Entrust Investments, LLC receive text messages about the tenancy. This page explains what is sent, how often, and how to stop it.
What is sent
- Reminders that rent is due, and confirmations that a payment posted.
- Updates on a maintenance request, and messages to schedule a contractor.
- Notice that entry to the unit is planned, and inspection scheduling.
Message frequency varies, and it depends on what is happening with the unit. Message and data rates may apply, which is the mobile carrier’s charge and not Entrust’s.
How to stop them
Reply STOP to (615) 645-3863. One confirmation is sent and then the messages end. Replying HELP reaches a person, as does calling (615) 488-8784.
Stopping texts changes nothing about the lease
No obligation under the lease changes, no fee is charged for opting out, and nothing about the tenancy is conditioned on receiving text messages. Any notice the lease or Tennessee law requires will continue to arrive by the other methods the lease permits.
Stopping texts does not stop email or phone contact. To change one and keep the other, reply HELP or call and say which.
Emergencies do not go by text
A text message is not watched continuously and must never be used to report an emergency. Call (615) 488-8784, and call 911 first where anyone is in danger.
The clause in the lease, word for word
Consent to these messages is given by signing a lease containing the clause below. This is its exact text, not a summary of it.
Resident agrees that Entrust Investments, LLC and its property management representatives may contact Resident by text message at the mobile number Resident provides, for purposes relating to the tenancy: rent and payment reminders, maintenance and repair coordination, notices of entry, inspections, and other service messages. Message frequency varies. Message and data rates may apply. Resident may opt out of text messages at any time by replying STOP to (615) 645-3863, and may reply HELP for assistance. Opting out of text messages does not change any obligation under this Lease, and Resident will continue to receive required notices by the other methods permitted by this Lease and by law.
Marketing messages are a separate thing entirely, they are never required, and signing a lease does not opt anyone in to them. The full terms for both are in the SMS terms, and how the information is handled is in the privacy policy.
