Manufactured housing

Manufactured housing is the largest source of unsubsidised affordable housing in the United States, and in Middle Tennessee it is most of what the market is not building. New construction here is aimed further up the price ladder every year, which leaves the households that keep the region running to compete for a housing stock that is not growing.

Supply is close to fixed for a structural reason rather than a cyclical one. New communities are rarely permitted and rarely built, so what exists is broadly what will exist. That is unusual in residential real estate, and it is why the asset behaves differently from a rental house in the same submarket.

It also carries an obligation that the name obscures. A manufactured home is not practically movable once it is sited: relocating one costs more than many residents have, and often more than the home is worth. A resident who owns their home and rents the ground beneath it cannot vote with their feet the way a tenant in an apartment can.

That asymmetry is exactly why the category has the reputation it has, and it is the part Entrust takes seriously. A community is bought to be operated, not to be squeezed. Rent is set against what the market and the improvements actually support, residents are told about a change before it happens, and the standard applied is the one Entrust would accept as the resident.
