Pay rent
Rent is due on the 1st of each month. Payments are made through the resident portal, and the methods below are what the portal accepts.
What each method costs
There are two ways to pay. One of them costs you nothing, and it is worth saying which.
Bank transfer (ACH)
No charge to you
Innago charges $2 for a bank transfer and Entrust pays it, not the resident.
Debit or credit card
2.99% of the payment
The card processor's fee, added at the time of payment and shown before the payment is confirmed.
If rent is late
Tennessee law caps a late fee at 10% of the amount past due, and no late fee is charged before the 5th day after rent is due. The lease for the unit governs the exact amount and the date it applies.

Reminders by text
Rent reminders are sent by text to residents whose lease includes the text messaging clause. Message frequency varies, and message and data rates may apply. Replying STOP ends them, and opting out changes nothing about the lease.
